How to Find the Ideal Neighborhood
A lot of home buyers forget that when they are looking for their new homes, they are also buying into the neighborhood. While a home might be perfect for you inside and out, how good is it really if the neighbors are all rowdy, or if there’s a lot of crime happening around the location?
Double check the idealness of the home that impresses you by doing a neighborhood check yourself. While you can look for information on the Internet, some details can only really be found with your own two feet. Your real estate agent can help you with some of the more difficult research involved.
Workplace. How far is it to drive or commute to your workplace? A home that’s too far will tire you down in the long run. Then check out the traffic along the route you will be taking to and from work. Determine how convenient or bothersome it is to travel everyday from the home.
Lifestyle. Consider all your regular activities aside from work. Do you go to malls, movies, church, fitness centers, etc? Find out if the home has accessible facilities providing those services you use regularly.
School District. Contact the education department in that town or city and ask for information about class sizes, test scores, college student population percentages, special education programs and etc. Homes located in a good school district will have better appreciation. Even if you don’t have children, in the future, your home will be easier to sell.
Crime. Have your agent ask the police department for the crime statistics of the neighborhood. Crime levels, types (muggings, burglary, violence, etc.), and trends (going higher or lower?) can let you determine if this is a safe place to live in.
Economic trends. The local city economic development office can provide you data on average income and property values. You want to see how well the city or town is doing, as it affects the value of your home in the future. Being located in a growing community will give your home better appreciation.
Finally, visit each neighborhood you like either by walking there or driving by. Have a feel of what it’s like to live in that community. Go there on a sunny day and try to engage people outside in conversation. Well-maintained homes, quiet and clean streets, and smiling neighbors indicate a stable neighborhood. You can also pass by at night, and see if it’s noisy, or if the streets are double-parked, etc.
Remember, when you buy a house, you not only get a new home, but a new neighborhood as well.
